FHA appraisal requests have almost doubled this year. Expect to see additional increases in FHA appraisal business as FHA programs are being expanded to boost the faltering economy. A significant change is that the FHA roster will no longer accept applications from State Licensed Appraisers! |

| Surviving a Down Market | |
It is time to circle the wagons around your own family so that you can survive the devastation continuing to disrupt our economy. Not only is real estate down, the entire economy is in a free fall. Government intervention to "fix" the problem will almost certainly deepen the decline and extend the duration.Other than vote and write editorials there's not much you can do about national economy except adjust, prepare, adapt, and survive. Consider focusing on the things over which you have some control. Take steps that will help you survive and emerge prepared for the future when the economy is stabilized and growing again (which could be several years from now). Remember, economic conditions are affecting everyone including your competition. Now, might be the perfect opportunity to shift market share away from competitors who fail to adapt to market demands. Hopefully, by now you are conserving cash, avoiding new debt, and eliminating unnecessary monthly expenses. These are fundamental changes that should be instinctive during a financial crisis. Here are some other ideas: Get Creative: Business is slow, but real estate transactions continue to happen. Offer additional services and use new methods to attract customers and clients. Appraisers - consider providing tax appeal services or appraisals for owners of property dealing with right of way expansion. Real estate agents and home inspectors - consider offering lender owned property management and maintenance services for foreclosed houses (especially those under construction). Market changes mean new opportunities. Be alert and look for them. Expand Professionalism: Take advantage of the slower market to become proficient in other areas - cross train, earn another license or trade. Appraisers - expand your area of expertise beyond current skills - residential to commercial or condemnation. Use time and energy to elevate. Real estate agents learn about management for leased properties or REOs. Not already a broker? Do it now! Home inspectors - become code certified, expand to commercial, consider motel or small hotel inspections, and insurance claim inspection. Self-Help: To survive with lower levels of income, learn how to complete your own repairs around the house. In addition to online sources, Lowes and Home Depot offer 'How To' training and seminars for almost every home repair job. Spend time fixing up your place - it will occupy your time and make you feel better and maybe mean new opportunites. Given the price of vegetables and the ease with which some can be grown, consider starting a garden. Growing food can be a healthy and economical alternative to shopping at grocery stores. Ever Want to... Know more about computers or a new software program? Sharpen math skills? Improve your typing or communication skills? Use any time to achieve goals that have eluded you in the past. Search for learning opportunities - many available for free on the internet such as HP Online. These will help you compete and become more attractive to prospective customers and clients. Build Your Reputation: Use some of your newly found spare time to build your reputation and establish your credibility. Demonstrate your expertise by writing articles and blogs for your website; write articles to help buyers and sellers who use your services and have them published in local magazines or newspapers. This will establish you as a leader in your field and bring about recognition that will result in a larger share of your market. Create or Enhance Your Website: Take advantage of the slow market to create or improve your website. Add content that will interest potential clients and customers. Learn SEO techniques to increase site traffic such as keywords and placement, link exchanges, meta-tags and alt-tags. Improve your ranking with search engines and clientele with blogs. Don't overlook the opportunity of making money with your website by establishing re-seller agreements with other suppliers. Dump Yahoo: Finally get rid of that non-professional email address. If you are using Yahoo!, Gmail, HotMail, or any free service or ISP-based email, establish your own email address - you@yourdomain.com. Stop advertising other people's businesses. Spyware - Ad-aware - Speed up your computer If you access and search the internet over time your computer may seem to run slower and slower. Many websites add tiny programs on your system that take away your processor time and really slow you down. There are several programs that you can buy to help speed up your computer but you might want to start with some FREE ones. Two very good programs are Spybot Search and Destroy, and Lavasoft Ad-Aware. The first time you run either of these programs you might be amazed at how much information about yourself you have been sharing. Then once you experience a faster computer you'll realize you should run these programs as a regular maintenance check. |
